The Lone Star State has seen a boom in population in recent years.  And as residents have flowed in, rents have been on the rise in many areas of Texas.  Utilizing data released by Zillow, the average  rents of multi-family homes, single-family homes, condos, and co-ops  were examined.  Comparing data from February, 2017 (the most recent available), February, 2016, and February, 2012, analysis of the change in average rent over a one-year and five-year period was conducted.

San Antonio has experienced a 21.5% increase in average rent in the last five years.  In February, 2012, the San Antonio area had an average rent of $1,121.  This had increased to $1,327 in February, 2016.  This past February, the average rent residents paid was $1,361.  This was the least expensive area of the four main metro areas (Austin, DFW, and Houston) in Texas in 2017.

Within the San Antonio area, residents of The Dominion community had the most expensive rent, averaging $4,925 in February.  This was $130 less than it was the year prior.  In the five years between February, 2012 and February, 2017, The Dominion has experienced a 24.1%% increase in average rent.  This amounts to an increase in the average rent of $956 in this time frame.  Elm Creek, Inwood Homeowners, Bluffview at Camino Real, and Emerald Forest were some of San Antonio’s other most expensive neighborhoods.

Those living in the Wheatley Heights neighborhood experienced the cheapest rent in February, 2017.  Residents paid $878 on average in February.  This was an increase of $52 from the previous February, when the average rent was $826.  In comparing the average rent in Wheatley Heights from February, 2012 to February, 2017, the neighborhood has experienced a 26.5% increase over five years.  Artesia Community Guild, Harvard Place-Eastlawn, Jefferson Heights, Community Workers Council, Hidden Cove-Indian Creek-Southwest, and United Westwood were some of the other least expensive neighborhoods to rent in.
